Our first offer!

Wow! Things are moving so fast!  We fell in love with one of the homes that we saw this weekend and have decided to put in an offer!!!  The lucky house is...... HOUSE NUMBER 3 from Saturday!

This house has everything we are looking for.  The location is great! (we actually live very close to the location right now, and love it!)  It has 3 bedrooms, 2.5 baths and because it is a new build, it is up to date with all of the new codes, which means that we are able to take advantage of the very large egress window in the basement, which would allow us to finish the basement and put in a 4th bedroom later, if necessary.  The new codes also mean that the house is going to be a lot more energy efficient than some of the older houses on the market.  The house is on a premium lot, which means that the yard is a great size, especially for a neighborhood.  The house is also located in a culdesac and is not on a main road.  We are very excited!!

I guess we will have to wait and see what happens from here!!!

House Hunting! Part 2

Sudany we were told that a house we were previously interested in was back on the market.  So we decided to take a look.

This home was an HUD home, which means it is a forclosure that is owned by the government.  The government accepts bids on the house until they get one they like.

It was a 4 bedroom 2.5 bath house.  The layout was really nice and the bedroom sizes were great.  The kitchen was distroyed and would need a complete remodel and the house itself backed up to a pretty busy road.  The worst part is that the family room and laundry room looked as if it was sinking.  We decided that it was a problem we were not prepared to deal with.

House Hunting! Part 1

After weeks of looking for houses online, we finally set up a date to look at houses.  We spent the last week choosing houses to visit.  Our list consisted of a handfull of nice houses.   The houses were a mix of older, remodeled homes, forclosures, HUD homes, and new builds.  Here are the houses we looked at!

The first home was a beautifully remodeled home with a fun basement.  It could use some work on the outside of the house and it backed up to a busy road, but overall it was really nice.

The second home was a very large, but neglected house.  Every inch of the walls and ceiling needed to be repainted.  Every inch of flooring needed to be replaced.  The kitchen needed a full remodel and it had about 10 feet of yard in the back of the house.  It is not something that we are prepared to handle.

The third house was a new build.  It is a beautiful, completely upgraded 3 bedroom 2.5 bath house on an oversized lot in a new neighborhood.  It also has a basement that can be finished later on.  The drawbacks are that the appliances and a deck are not included in the house.

The fourth house was another new build in the same neighborhood.  It was another 3 bedroom 2.5 bath with beautiful materials and upgrades but the floorplan was disjointed and it was on a corner lot.

The fifth house was another new build, but it wasn't actually built yet.  It was supposed to be on a sub-prime lot, backing up to an extremely busy road.  Because it was not built and there is a waiting list, there is no chance of being in the house until at least August.

The sixth house was the most terrifying of all of the houses we looked at, although it was one of the largest.  It was a forclousre that has been on the market for a long time.  The house was a bi-level that smelled like mold.  Every surface was discusting.  It was painted the most ridiculous colors (I know, I know, easy to fix...) and the entire kitchen needed to be remodeled, along with all of the bathrooms.  We didn't even bother to look at the second floor of the house.

The seventh house was the last of the new builds.  It is not completely finished and the neighborhood was nothing to get too excited about.  The lot backs up to an old apartment complex's parking lot and the yard was not very big.

The day left us with a lot to think about....
